Though prices in all of El Dorado County have gone up a good deal in the last few years, there are still some bargains to be had in the Grizzly Flats area. This is the portion of El Dorado County known as South County.

One can still find nice homes in Grizzly Flats and Somerset for under $400,000. Homeowners in these areas enjoy properties that are larger than those in town, unspoiled and "off the beaten path". This makes them perfect as vacation getaways.

Because commuting to South County is more of a challenge than the "Sacramento suburbs" like El Dorado Hills and Cameron Park, prices in Grizzly have been low for some time. This year we’ve started to see prices similar to what’s to be found in Placerville itself. However, we believe that this may partly be because agents will routinely list Swansboro homes -- themselves being extremely remote -- as being in Placerville.
