Q. What is a Seller's Pre-Sale Checklist?
A. The Seller's Pre-Sale Checklist is a tool that
helps assure that your home will sell. It is based on
Floyd Wickman's Property Saleability Checklisttm.
I have modified it to reflect El Dorado County best practices
and recent market conditions.
Q. How do I use this checklist?
A. You can use the checklist as a rough guide yourself,
but it's better to work with a Realtor who uses such a
checklist. The reason is that not all the elements are
weighted equally. For example, having a home correctly
priced and available for showing is more important
than pre-ordering the appraisal or using print advertising.
In general, however, the basic idea is that the more
yeses you have, the more likely it is that your house will sell.
Q. Do all Realtors use such a checklist?
A. No, as far as I know I'm the only one in
El Dorado County who does. If any others do,
I'd be happy to hear from them.
Q. When should I use this checklist?
A. This checklist should always be used when
you're getting ready to put your home on the market.

help me?
A. Most definitely. If your listing has expired,
a Realtor skilled in its use can use the Pre-Sale
Checklist to help you analyze the problems with
the first listing that kept your home from selling.
